The estate sits on Via di Valle Ricca, in Settebagni, in the northern quadrant of Rome. The Via Salaria is around 2 km away, linking directly to the Grande Raccordo Anulare ring road and the motorway network. Heavy vehicles reach the park without crossing residential fabric.

The main building
The building on plot 118 is a continuous span divided into nine adjoining units with an internal height of 11.30 metres — industrial shed height, not warehouse height. Each has its own drive-in door and frontage onto the internal yard, which is not leftover space but a registered cadastral subunit, no. 512 of the same plot. Occupiers can take a single bay or combine two adjoining ones.
